What: Over five 60-minute live sessions, you’ll learn how developers select sites, complete due-diligence, forecast potential investment returns, plan, design, develop and build real-world projects for destination resorts and lifestyle hotels and condo residences. This interactive workshop gives you the practical tools to conceptualize and put together a team to develop your next resort or hotel project. We will discuss what strategies to use to align your project to for a capital raise.
Participants will receive a link to a library of digital resources, including templates for a development proforma and operations proforma, project tracker and due-diligence checklist. You will also gain post-course access to a shared folder, where we’ll share recorded videos, sample pitch deck, and outreach templates for other sponsors and investors.
Agenda:
Hour One: Site Selection and Feasibility
Understand the fundamentals of site selection and development for a Destination Resort and Hotel and how site logistics for construction, access to labor, and/or operational challenges may affect a project. We will discuss how design and operations will impact the success of your project and who you may need on your team to make sure both go right. We will look at two completed case studies to understand what to look for in site selection and development.
Hour Two: Development and Operations Proforma
Review the differences between destination resort and hotel proforma for development vs operations. Discuss how to forecast occupancy, pre-operational costs, create a hospitality and retail pricing structures, and forecast overhead and profit. We will look at two existing case studies, one lifestyle hotel and a destination resort with seasonality to compare revenue and overhead.
Hour Three: Acquisition and New Development Risk vs Returns
Assess how an acquisition is potentially lower risk than a new development, but also with lower upside. We will review actual costs, scheduling, and contracting strategies for renovation and new construction. What are creative approaches to each of these opportunities? We look at an adaptive reuse project to compare with traditional hotel renovation project.
Hour Four: Marketing and Sales Unique Stories
What could set your destination resort and hotel apart from others? As more travelers are looking for the unique experience, we will discuss three case studies that have capitalized on their own story and how the right creative approach could infinitely scale your reach to your guests around the world.
Hour Five: Applying what you have learned for your next project
Let’s discuss what you are up to and apply our learnings from earlier conversations to your site with real world implications. We will together look for constructive suggestions on how to approach the development of your project. The goal is to wrap up the learnings from the workshop with practical uses as takeaways.
